The wattage used is also cool because it is a redundant check that the item is actually on. If the Apex showed a device on without showing it consuming energy you would determine it was a incorrect reading. Thats never happened to me but Im a Pilot and I double check everything.

I put in 7 cents per KW hr. The Apex states average is 8 cents per hr and the Max is 14 cents per hr. Thats because the rate changed with the amount used and the time of day.

Yes, $1,251 per year is my electric bill @ the rate I pay per kilowatt, which is 7.5 cents. It gives you the calculation based what equipment is ON at the time. When I did this, a couple minutes ago my 4 - 100w t-5's and 2 - 250W MH were off. Im in AZ right now and my tank is in Gresham.

Cool, We should have lunch sometime and talk tanks-n-RE.Nice, that seems more doable for a reef shop. I love container builds too! I work at a creative studio right down the street and it's been amazing to see how much change has taken place in the area.

That looks pretty awesome actually. Rent in PDX is high. When my lease went to renew back in October our new owner tripled it and then added a grand on top of it. I am sure you will be able to lease it.
Those creative spaces look very interesting though. Please keep in touch when you get close to having them ready.

Hey. Dragon got me thinking about affordability for a reef shop. I am going to put fifty 40 Ft shipping containers fitted for creative office and retail on the NE quarter of the block:
Above and to the right as pictured below from the Hawthorne space:
I will have spaces of:
160 sq ft
320 sq ft
480 sq ft
640 sq ft
Up to 1,920 sq ft.
Some will face Madison with full glass store fronts. More affordable. As low as $995/mo.

Your phosphates?

Ya know, Powder Blue.....You may be doing everything right but your TOP-OFF water may be high in Phosphates. I'm not sure if Nitrates show up when look at TDS?
When you want your lawn to really grow fast you put fertilizer on it. Fertilizer has 3 numbers. Like 25-15-20. The 1st # is Nitrogen, 2nd # is PHOSPHATES, 3rd # is Pot Ash.
A lot of City water systems are very high in Phosphates. If you don't have a good RODI system you may be fertilizing your tanks Algae with every top-off[emoji15]. Just a though....

I would use a say +\- 6 to 8 foot diameter steel pipe. Cut off a say 4' slice and cut out a big window and have a piece of plex or glass made for the window. Steel bottom also.
