Canby?? Need some opinions

We are putting our house in Oregon city up for sale... we were planning on buying in Oregon city but found a house in canby we really like.

 

It’s only about 15 min from my current house but it turns out I know nothing about canby...

 

Anybody have an opinion?? Schools, community vibe..... anything would help.

I have friends who live in canby and love it, you can hit a lot of back roads to avoid traffic also you have most of the stores you would need in town. I’m not sure on schools but I live in Oregon city myself and I’d assume canby schools are about the same until maybe high school level?

Big perk about living in Canby is you qualify for a USDA loan. Depending on your situation, that can be a nice benefit. If I recall, Canby has a lot of trains rolling through town.

Thanks guys. I did a bit more digging and it seems like schools are not “where we want them to be”. But with the volume of $500k+ houses going in I would imagine that’s got to start to change.

The train is about a half mile away.... so not to sure about that, I’m sure I would hear something.

Also the “gun club” is about a half a mile away, so I’m not sure how loud that will be.
